We are a growing real estate investment and property management company with a portfolio of multi-residential apartment communities across New Brunswick. As we continue to expand, we are bringing property management operations in-house and are looking for an experienced Residential Property Manager to play a key role in building and leading this next phase of our operations.
This is an exciting opportunity for an experienced property management professional who enjoys taking ownership, improving operations, and delivering exceptional resident experiences while working with a collaborative and growing team.
Position Summary
The Residential Property Manager will oversee the day-to-day operations of a portfolio of multi-family residential properties throughout New Brunswick, with a primary focus on Moncton and an oversight in Saint John.
The successful candidate will be responsible for the overall operational performance of the portfolio, including resident satisfaction, leasing performance, maintenance operations, budgeting, contractor management, compliance, and team leadership.
This position requires a highly organized professional who thrives in a fast-paced environment, exercises sound judgment, and is committed to providing exceptional service to both residents and ownership.
Key ResponsibilitiesPortfolio Management
- Oversee the day-to-day operations of a portfolio of multi-family residential properties.
- Ensure properties are maintained to a high standard through regular inspections and proactive maintenance planning.
- Monitor property performance and recommend operational improvements to maximize occupancy and resident satisfaction.
- Ensure compliance with company policies, provincial legislation, health and safety requirements, and residential tenancy regulations.
Resident & Leasing Management
- Foster positive relationships with residents through responsive, professional service.
- Oversee lease administration, renewals, move-ins, move-outs, and resident communications.
- Resolve resident concerns and complex issues in a professional and timely manner.
- Work with the leasing team to maintain strong occupancy levels and minimize vacancy loss.
Maintenance & Capital Projects
- Coordinate maintenance activities and ensure timely completion of work orders.
- Manage relationships with contractors, vendors, and service providers.
- Obtain quotations, negotiate pricing, and oversee contract performance.
- Assist with capital improvement projects and property renovations while ensuring projects remain on schedule and within budget.
Financial Management
- Monitor and report on monthly and quarterly operating budgets, revenues, and expenses and identify opportunities for cost savings.
- Review invoices for accuracy and approve expenditures within authorized limits.
- Monitor rent collections and assist with arrears management where required.
Team Leadership
- Provide leadership, coaching, and support to administrative, maintenance, and on-site teams.
- Foster a culture of accountability, collaboration, and exceptional customer service.
- Assist with recruiting, onboarding, and performance management as the local team continues to grow.
QualificationsTo be considered for this opportunity, applicants should possess:
- 5 years of residential property management experience managing multi-family apartment communities.
- Experience overseeing maintenance operations, contractors, and resident relations.
- Experience managing operating budgets.
- Strong understanding of residential leasing practices and tenancy legislation.
- Previous experience supervising staff is considered a strong asset.
- Experience with Yardi Voyager or similar property management software is strongly preferred.
- Valid driver's licence with the ability to travel regularly throughout New Brunswick.
- Bilingual (English and French) is considered a strong asset.
