We act as Owner's Representative on construction and development projects across the region — from purpose-built rentals to capital projects, renovations, and new builds.
TASK Group Inc. is a wholly-owned subsidiary of HAWK Developments, created to:
- Maintain HAWK's existing portfolio of self-storage, residential, and industrial properties across the Niagara Region
- Fill scope gaps on HAWK's major construction projects
- Deliver small renovations and retail-customer projects in the broader market
- Provide Minute Men service — fast, reliable handyman and small-job response — through skilled in-house carpenters and labourers

The Opportunity
We're looking for a Project Manager to lead the operational and estimating side of TASK Group while supporting HAWK Developments on the entitlement and pre-construction side of new projects.
This is a hands-on, estimator-led role. The right person is technically strong, commercially sharp, and equally comfortable pricing a tenant fit-out, walking a self-storage facility for capital planning, or sitting at the table on a development pro forma.
Time split (approximate):
- 50% — TASK Group estimating and business development. Pricing small renos, retail-customer projects, scope-gap work, and Minute Men jobs. Actively finding and securing work to keep the crew utilized.
- 30% — TASK Group operations and portfolio maintenance. Running the in-house crew, managing maintenance and capital work across HAWK's self-storage, residential, and industrial assets.
- 20% — HAWK Developments entitlement support. Assisting ownership on entitlement work tied to project budgets, capital renovations, and new projects — including constructability review, budget input, and consultant coordination.

What a Typical Week Looks Like
No two weeks are the same, but you can expect to:
- Quote and chase work for TASK Group — site visits, takeoffs, pricing, proposals, follow-ups
- Spend 2–3 days in the field across active sites and the portfolio in the Niagara Region
- Run scheduling and dispatch for the in-house crew — Minute Men calls, portfolio maintenance, scope-gap items, and retail/small-reno projects
- Sit in on HAWK pre-construction meetings — providing constructability input, budget pricing, and feedback on project sequencing
- Track budgets, schedules, and invoicing across both businesses — and flag issues before they become problems
- Work directly with ownership on company strategy, hiring, and process improvement
What You'll Be Responsible For
TASK Group — Estimating & Business Development (≈50%)
- Estimate small renovations, retail/commercial fit-outs, scope-gap work, and Minute Men jobs
- Perform site visits, takeoffs, and pricing using a mix of unit rates, supplier quotes, and judgment
- Prepare clear, professional proposals and quotes
- Build and maintain client relationships — property managers, retail customers, GCs, and repeat clients
- Actively pursue new work to keep TASK's in-house crew fully utilized
- Negotiate and close work at margins that support the business
TASK Group — Operations & Portfolio Maintenance (≈30%)
- Oversee maintenance of HAWK's owned portfolio (self-storage, residential, industrial) — preventative work, repairs, turnovers, and capital items
- Manage the Minute Men service — scheduling, dispatching, and quality-controlling the in-house carpenters and labourers
- Identify and manage scope-gap work on HAWK's major construction projects, deploying TASK crews to keep schedules moving
- Coordinate subcontractors where TASK's in-house capacity needs to be supplemented
- Manage tenant and owner communication on portfolio work
HAWK Developments — Entitlement Support (≈20%)
- Assist ownership through the entitlement process as it relates to project budgets, capital renovations, and new projects
- Provide constructability review on proposed designs against Ontario Building Code requirements and field realities
- Contribute to project budgets and pre-construction estimates
- Help coordinate consultants (architects, engineers, planners) and review deliverables
- Support project sequencing and scheduling input during pre-construction
What You Bring (Must-Have)
- 5+ years in a managerial role within construction, property management, or property maintenance
- Demonstrated estimating experience — takeoffs, pricing, and proposal preparation
- Working knowledge of the Ontario Building Code and how constructability requirements affect design and pricing
- Strong understanding of project sequencing — the order trades and activities need to happen and what depends on what
- Comfort reading drawings, specs, and contracts — and asking the right questions when something doesn't add up
- Ability to converse credibly with owners, construction managers, subcontractors, property owners, and tenants — adjusting tone and detail to suit the audience
- Experience dispatching and supervising trades or in-house crews across multiple concurrent jobs
- Tech-savvy and quick to learn new systems — we'll lean on you to help us pick and implement them
- High accountability — you own outcomes, not just tasks
- Self-motivated — you don't wait to be told what to do, and you close loops without being chased
- Team-oriented with a no-ego approach — willing to roll up your sleeves on anything from site walks to spreadsheets
- Clear, confident written and verbal communication
- Valid Ontario driver's license and reliable vehicle
Nice to Have
- College or university degree in construction management, engineering, architectural technology, or a related field
- Experience working in both construction and service/maintenance environments
- Hands-on carpentry or trades background (you don't need to swing a hammer, but knowing what good work looks like matters)
- PMP, Gold Seal, or similar project management designation
- Familiarity with the Occupational Health and Safety Act, Construction Act, and Ontario lien/holdback rules
- Experience with the entitlement process — site plan approvals, zoning, building permits, and consultant coordination
- Experience with CMHC-financed or affordable-housing projects
- Experience managing multi-site property portfolios
Tools & Systems
You don't need to know all of these on day one, but experience with any of them is an asset:
- Jobber — service dispatch and TASK Group workflow
- Procore — construction project management
- QuickBooks Online — accounting and project costing
- Microsoft Excel — intermediate or higher (you'll live in this for estimating)
- Bluebeam or comparable for takeoffs and markups
- Microsoft 365 suite
What Success Looks Like (First 12 Months)
- Month 3: Fully ramped on TASK's portfolio, the in-house crew, and HAWK's active projects; quoting and closing your own work; trusted point of contact for clients, trades, and tenants.
- Month 6: TASK's pipeline of small projects and Minute Men work is consistently full; portfolio maintenance running smoothly; you're meaningfully contributing to HAWK's pre-construction reviews.
- Month 12: Recognized as a key operational leader; TASK's revenue and crew utilization are clearly trending up under your direction; you're involved in hiring, strategy, and shaping the next phase of growth.
