About this Role
The Building Superintendent is responsible for overseeing the general operations and maintenance of Taggart Realty Management's apartment facilities in a responsive and professional manner. The Building Superintendent will assist with tenant move-ins and move-outs, address tenant concerns and service requests, and support the operational needs of the property. The role is responsible for the general upkeep of the building and its facilities and acts as the onsite representative of Taggart Realty Management.
This position may be filled as either a live-in or live-out role, depending on the qualifications and preferences of the successful candidate.
Key Responsibilities
- Provide responsive and professional customer service to tenants and owners, addressing inquiries, concerns, and service requests in a timely manner.
- Coordinate tenant move-ins and move-outs, including suite inspections and unit preparation through cleaning, repairs, and turnover activities.
- Perform routine, emergency, and unscheduled maintenance and repairs to building systems, equipment, suites, common areas, and grounds.
- Diagnose maintenance issues and complete repairs within skill level; coordinate and oversee external contractors and service providers as required.
- Monitor building systems, including HVAC equipment, boilers, pumps, generators, and fire safety systems, maintaining required inspections, logs, and records.
- Conduct regular inspections of suites, common areas, parking facilities, building exteriors, and grounds, identifying and reporting hazards, damages, and maintenance concerns.
- Ensure the property remains clean, safe, and well-maintained, including snow and ice removal, waste management, vandalism cleanup, and oversight of cleaning services.
- Maintain inventory of maintenance supplies, equipment, and materials required for building operations.
- Ensure compliance with applicable legislation, building codes, health and safety standards, and company policies and procedures.
- Utilize Yardi software to manage work orders, inspections, maintenance records, and unit turnover activities.
- Participate in after-hours emergency response and on-call duties as required.
- Perform other duties as assigned.
Education and Experience Requirements
- High school diploma required; post-secondary education or certification in a skilled trade is an asset.
- Minimum 3–5 years of experience in a maintenance, building operations, or superintendent role.
- Experience performing general building maintenance and repairs, including plumbing, electrical, carpentry, painting, drywall, and HVAC systems.
- Strong customer service, communication, problem-solving, and organizational skills.
- Must provide own tools and possess a valid driver's license with a clean driver's abstract.
- Valid Police Record Check issued within the last six months.
Physical/Sensory Effort and Work Environment
- Providing service to several people, working under many simultaneous deadlines.
- Fluctuation in hours of work.
- On-call rotation as required.

Salary Range
The salary range shown reflects expected total annual compensation. For a live-in superintendent, this includes base pay, bonus, and the value of provided accommodation. For a live-out superintendent, this includes base pay and bonus.
