On-Site Resident Manager & Building Cleaner Team – Residential Community

About the Opportunity
M3K Management Ltd. is seeking a two-person onsite team to join our residential community in the Charleswood area of Winnipeg. The property consists of approximately 270 suites across three buildings and requires both an experienced Live-Onsite Resident Manager and a full-time Building Cleaner.
This is a unique opportunity for two individuals who are interested in working at the same residential community while taking responsibility for two distinct but closely connected roles.
What We're Looking For as a Team
While these are two separate positions, the successful applicants will work closely together as part of the onsite team. This opportunity is intended for a team looking to establish a consistent onsite presence within the community. The Resident Manager will serve as the primary onsite contact for residents and coordinate closely with M3K’s Property Manager, Maintenance team and Leasing team, while the Building Cleaner will take primary responsibility for the day-to-day cleanliness and presentation of the community.

Each individual will be employed in their own position, with separate responsibilities, hours and compensation. Couples, partners, family members or other established two-person teams are welcome to apply together.
Onsite Resident Manager Key Responsibilities
- Serve as the primary onsite contact for resident questions and concerns.
- Assist residents with parking, storage, keys, fobs, building access and general property matters.
- Conduct suite and property showings.
- Receive rental applications and ensure required paperwork is complete before forwarding it for processing.
- Conduct move-in and move-out inspections independently.
- Assist residents with submitting maintenance requests through RentCafe.
- Review reported maintenance concerns onsite and provide clear information to the Maintenance Operations Lead.
- Coordinate access for maintenance staff, contractors and trades.
- Complete initial follow-up regarding unpaid balances and outstanding renewal documents under the direction of the Property Manager.
- Conduct regular property inspections and report maintenance, safety, security and cleaning concerns.
- Provide day-to-day coordination to the onsite Cleaner.
- Complete light cleaning duties when required, including entrances, lobbies, garbage receptacles and dog-waste stations.
- Maintain accurate records and follow established company procedures.
On-Call Expectations
This position includes participation in the company's after-hours on-call requirements and will be responsible for responding to urgent resident or property concerns outside regular working hours.
After-hours coverage is supported by the wider M3K team, including maintenance technicians. The Resident Manager will be required to assess onsite conditions, communicate with residents and provide access to third-party contractors if necessary.

Resident Manager Qualifications
- Minimum three years of direct Resident Manager or onsite residential property-management experience.
- Three to five years of experience managing a larger residential community is strongly preferred.
- Experience with suite showings, inspections, move-ins, move-outs and maintenance coordination.
- Strong communication, organization and follow-through.
- Ability to manage resident concerns calmly and professionally.
- Comfortable using email, Microsoft Office and property-management software.
- Yardi Breeze Premier or RentCafe experience is an asset.
- Valid driver's licence and access to a reliable vehicle are preferred.
- Ability to participate in after-hours emergency coverage.
Building Cleaner Key Responsibilities
- Complete routine cleaning of building entrances, vestibules and lobbies.
- Clean hallways, stairwells, elevators and other common areas.
- Clean and maintain common-area floors, including sweeping, vacuuming, mopping and spot cleaning as required.
- Clean glass doors, interior windows, mirrors and other glass surfaces.
- Dust and wipe common-area surfaces, fixtures, railings and high-touch areas.
- Maintain shared amenity and common spaces.
- Clean and maintain common-area washrooms where applicable.
- Empty and clean common-area garbage receptacles and ensure surrounding areas remain tidy.
- Monitor and maintain exterior entrance areas as needed.
- Complete periodic or deeper cleaning tasks as assigned.
- Monitor cleaning supplies and advise when additional products or materials are required.
- Identify and report maintenance, safety or security concerns noticed while completing daily duties.
- Respond to cleaning concerns or priority areas identified by the Resident Manager or Property Manager.
- Use cleaning products and equipment safely and in accordance with company procedures.
- Maintain a professional and courteous presence when interacting with residents, visitors and other members of the M3K team.
- Assist with other reasonable cleaning-related duties as required to support the needs of the property.
Building Cleaner Qualifications
- Previous residential, commercial or institutional cleaning experience is preferred.
- Strong attention to detail and pride in maintaining clean and well-kept spaces.
- Reliable, punctual and able to work independently with minimal supervision.
- Good time-management skills and the ability to prioritize work across multiple buildings.
- Comfortable interacting professionally with residents and working as part of an onsite property-management team.
- Physically able to perform regular cleaning duties, including standing, walking, bending, lifting and moving cleaning equipment and supplies.
- Ability to safely use standard commercial cleaning products and equipment.
- WHMIS training is considered an asset.

Resident Manager Employment Details
- Full-time position.
- Regular daytime schedule including weekdays and weekends, with participation in after-hours on-call coverage.
- Salary of $45,000–$55,000 per year, based on experience.
- Onsite residency is required.
- Conditional employee rent discount available.
- Month-to-month onsite tenancy required.
Building Cleaner Employment Details
- Full-time position.
- Approximately 40 hours per week.
- Scheduling may include weekdays and weekends.
- Primarily daytime hours.
- Hourly wage of $18.00–$20.00, based on experience.
