Commercial Property Manager
Location: Surrey, BC Type: Full-time | Hybrid
Compensation: $80,000 – $110,000 + discretionary bonuses
About Us
Fraser Park Realty is a well-established property management company based in Surrey, BC. We've built our reputation the old-fashioned way - by doing good work, keeping our word, and treating people well. Our clients stay with us because we deliver. Our team stays with us because we genuinely value them.
We're growing, and we're looking for an experienced Commercial Property Manager to join us.
The Opportunity
As our next Commercial Property Manager, you'll take ownership of a portfolio of commercial strata properties - managing the day-to-day operations, leading council meetings, overseeing finances, and being the trusted point of contact owners and councils rely on. You'll have the autonomy to run your portfolio your way, backed by a supportive team and leadership that has your back.
No two days look the same. One morning you might be walking a site with a contractor; the afternoon, presenting a budget to a strata council; the next day, mapping out a capital project. If you thrive on variety and take pride in running buildings well, you'll feel right at home here.
What You'll Do
● Proactively manage the daily operations, maintenance, and administration of a commercial strata portfolio
● Build strong, trusted relationships with strata councils and owners
● Chair AGMs, SGMs, and council meetings (daytime only), and present operational and financial reports with clarity and confidence
● Prepare polished meeting agendas and accurate, timely minutes
● Oversee budgets, analyze expenses, review and code invoices
● Manage projects, contracts, and contractors - and respond decisively when emergencies arise
● Conduct on-site visits and maintain a visible, reliable presence at your buildings
● Stay on top of insurance matters and ensure coverage aligns with each property's needs
Our Values — and How This Role Brings Them to Life
Our core values aren't posters on a wall — they show up in the work, every day. Here's how they connect to this role:
Service - You'll demonstrate this through responsive communication, visible on-site presence, and a genuine commitment to leaving every property better than you found it.
✅ Accountability - You'll own your portfolio end to end: the budgets, the timelines, the contractor follow-through, and the outcomes councils count on.
Integrity - You'll handle significant financial responsibility with straight answers, clean books, and transparent communication, even when the news isn't what people want to hear.
Leadership - You'll be the steady, knowledgeable presence others look to - guiding councils, managing contractors, and setting the professional tone across every property in your portfolio.
What You Bring
● Minimum 5 years of strata property management experience
● Active Rental Property Management and Strata Management license, with a clear understanding of the Real Estate Services Act and Strata Property Act
● Demonstrated ability to work effectively with strata councils and chair AGMs and SGMs
● Strong working knowledge of financial statements, budgeting, and expense analysis
● Good understanding of strata insurance requirements
● Working knowledge of building mechanical systems
● Confidence managing projects, emergencies, contracts, and contractors
● Strong written and verbal communication skills
● A calm head and a solutions-focused approach
What We Offer
● Competitive salary: $80,000 – $110,000, based on experience
● Discretionary bonuses that recognize your contributions
● 3 weeks vacation to start
● Full extended health benefits after 3 months
● Hybrid flexibility - work from home as the role permits
● Daytime meetings only - your evenings and weekends stay yours
● On-site parking
● Business casual dress code
● A stable property management company where your work is seen, your voice is heard, and your contributions matter
