Full job description

We are looking for an experienced estimator with contract administration experience and good understanding of architectural drawings, specifications, and quantitative analysis to join our growing team. The Estimator and Contract Administrator will develop estimates, budgets and bid submissions for new projects, and continue to perform project document transactions throughout the duration of the project. This includes but is not limited to; bid analyses, purchase orders, change orders and subcontracts.

Estimating Duties:

The successful candidate will be responsible for preparing new project and ongoing project estimates and projected timelines including:

· Review of incoming tender documents, building plans, specifications, and written scope documents.

· Periodically visit project sites to clearly understand the scope of work to be estimated

· Solicit vendor and trade partner proposals when required using detailed Request for Proposal process

· Complete electronic takeoffs from project plans using software (eg. Bluebeam Revu, Planswift)

· Prepare cost estimates of material, labor, equipment, and input into estimating software

· Prepare written project scope of work and input into estimating software

· Create proposed construction schedule

· Record and document all back up information for estimate reviews with manager

· Analyze risk associated with estimated activities and work with the construction team to allocate appropriate contingencies.

Contract Administration Duties:

· Communicate with Director of Construction, Architects, Designers, Engineers, and other consultants clarify the scope of work in order to ensure adequate understanding of work to be procured.

· Work with trade partners to establish schedules

· Prepare all Bid documents and solicit vendors and subcontractors for estimates

· Review and evaluate trade partner and supplier cost estimates and scopes of work for completeness and accuracy

· Prepare bid analysis documents for review with Director of Construction.

· Prepare all subcontract documents and purchase orders as per the company policy using proprietary documentation.

General Duties

· Optimize and maintain all databases and software for estimating and contract administration, including a directory of suppliers, and trade partners as well as a cost database for materials, equipment, and labour costing

· Establish and maintain working relationships with trade partners, construction personnel, supervisors, and the estimating team.

· Help facilitate project hand over to the project management team.

· Attend site meetings when required

· Work with and support the Director of Construction.

· Review historical estimated cost performance to allow for continuous improvement of estimating accuracy.

Qualifications and Skills:

· A minimum of 5 years experience estimating within Ontario residential construction

· A minimum of 3 years experience in contract administration within Ontario residential construction

· Excellent command of the English language, both verbal and written

· Live in the GTA (Toronto) and be willing to work in an office setting

· Successful completion of a Civil Engineering, Architectural or Construction Management diploma, university degree or equivalent.

· Sound knowledge of the custom home construction industry and the Ontario Building Code

· Familiar with dynamic scheduling principals and capable of producing detailed tender schedules with critical path analysis.

· Sound knowledge of Project Estimating principles and practices specific to planning, execution and cost estimating

· Ability to work on multiple estimates of varying size and complexity at the same time.

· Must be proficient in Microsoft Office (Word, Excel, Project), have extensive experience working with electronic estimating and takeoff software

· Understanding of prime contract types (fixed fee, cost plus, unit price), and standard construction contracts (CCDC)

Pay: $60,000.00-$75,000.00 per year

Monday to Friday
Weekends as needed
