Construction Management

Coordinate and oversee all aspects of residential construction projects, from planning and design to completion through to possession, while ensuring that safety protocols are always followed.
Develop and maintain project schedules, and resource allocation plans, including framing and cribbing.
Ensure that all activities are carried out in compliance with project plans, specifications, and safety requirements.
Utilize internal systems tools to track milestones and deliverables, ensuring that the project stays on track.
Manage subcontractors and vendors to ensure that work is completed on time and to the required quality standards.
Establish and maintain strong relationships with vendors and subcontractors to ensure timely delivery and high-quality work.
Ensure priority framing contractors are provided with consistent work, and that there is no delay in commencing framing.
Ensure that all work is conducted in compliance with building codes, safety regulations, and San Rufo internal fit and finish.
Conduct regular on-site inspections to verify that work is being performed according to design and regulatory standards as well as San Rufo internal
Develop and implement quality control processes to ensure that issues are identified and addressed in a timely and effective manner; prevent construction deficiencies from becoming warranty issues.
Conduct periodic audits to ensure that all construction activities adhere to design specifications and regulatory requirements.
Conduct quality review one week before walkthrough of all homes. Confirm homes are to an acceptable level of quality and that all upgrades are completed in accordance with paperwork.
Provide regular project updates and reports to senior management and other stakeholders.
Create and distribute daily, weekly, and monthly reports that track project metrics, such as progress against schedule, and deficiency cleanup.
Ensure that project documentation, change orders, and other relevant paperwork is complete and up-to-date.
Ensure client satisfaction by addressing concerns promptly and ensuring that the final deliverables meet or exceed expectations.
Monitor project expenses and ensure that costs are kept within budget.

Leadership

Provide coaching and mentorship to subordinate leaders to improve construction management bench strength.
Identify potential leadership candidates and provide targeted training and development opportunities.
Encourage a culture of continuous improvement and professional growth among team members.
Create a work environment that promotes collaboration, positivity, and teamwork amongst construction team members.
Mentor, encourage open communication, recognize achievements, and address any issues that arise to maintain a positive work culture.
Responsible for developing training programs for the warranty coordinator and service technician to ensure they are up-to-date on the latest warranty policies, procedures, and repair/maintenance techniques.
Ensure all staff are appropriately trained in their job duties, corporate policies, and applicable regulations.
Make informed decisions in a timely manner, considering all available data and input from stakeholders.
Participate in pre-construction meetings to review scope documents and clarify any ambiguities.

Safety

Develop and implement safety plans and protocols to ensure the safety of all workers and visitors to the construction site.
Lead safety meetings and toolbox talks to reinforce the importance of safe practices on-site.
Foster a safety-focused culture and provide leadership and mentorship to project staff to ensure that safety is a top priority on every project.
Proactively identify potential safety hazards and implement measures to mitigate them.
Investigate any incidents or near-misses to identify root causes and implement corrective actions.
Ensure that all workers are properly trained and equipped to work safely, and that safety procedures are communicated clearly and consistently.
Develop and implement training programs to keep staff informed of the latest safety practices, construction techniques, and regulatory changes.
Conduct regular safety inspections and audits to identify and address potential issues.
Conduct regular safety and performance audits to ensure compliance with all relevant standards.
Provide regular safety updates and reports to senior management and other stakeholders.
Track and document all safety-related activities and provide updates to the leadership team.
Ensure that safety documentation, including safety plans, incident reports, and other relevant paperwork, is complete and up-to-date.
Monitor and track safety expenses and ensure that safety costs are kept within budget.

Deficiency Review and Follow-Up

Conduct a thorough review with superintendents of any deficiencies identified during the possession process.
Ensure that all deficiencies are addressed and resolved within two weeks of occupancy.
Track and document all deficiency-related activities and provide updates to the leadership team.

Cycle Time Review

During the construction process, regularly review cycle times with superintendents to identify any deviations from the planned schedule.
Hold superintendents accountable for maintaining cycle times and implementing corrective actions where necessary.
At the time of possession, conduct a final review of the cycle time performance, identifying any challenges or areas for improvement.
Develop and implement strategies to optimize cycle times for future projects, ensuring efficiency and adherence to project timelines.

Other related duties as required

Participate in continuous improvement initiatives aimed at enhancing construction processes, safety, and quality.
Stay updated on industry trends and best practices to bring innovative ideas to the project.
