WHAT WILL YOU DO?
- Manage a team of construction professionals for the successful delivery of capital projects, while ensuring the health and safety of our residents and employees.
- Responsible for coordinating quality control of the work, schedules and budgets and manage the relationship between the contractor(s), consultant(s) and the property management team to facilitate the projects.
- Collaborate with field teams and head office teams to review project viability and scope to align with the asset strategy.
- Deliver weekly Capex progress updates to the regional SVPs.
- Carry out a review of work progress on a regular basis.
- Oversee and handle the negotiation of terms of agreements, drafting of contracts, and the acquisition of permits and licenses.
- Analyze, manage, and mitigate risks. Plan, as well as make decisions, to prevent problems and any emerging ones.
- Make sure that construction standards are of high quality while ensuring the use of proper construction techniques.
- Liaise with internal stakeholders including legal, accounting, and asset management teams.
- Ensure accurate coding of construction jobs to support budget processes.
- Create business cases as needed to support review and approval of capital improvements.
- Coordinate and direct the activities of construction workers and subcontractors.
- Reviewing work progress on a regular basis and reporting to stakeholders.
- Ensure municipal building and development permits are in place where required.
- Manage contract approvals and adherence to budget.
- Ensure construction management and progress inspections are completed in a timely manner.
- Support Procurement team through performance management of existing vendors, and onboarding of new ones.
- Manage coordination of project activities and tenant notices with field staff and marketing.
- Other duties as assigned.
WHAT WILL YOU NEED?
- 5+ years experience executing upgrade projects, preferably on Multi-Family Apartments with a minimum 8 years progressive experience in a leadership capacity.
- Previous construction estimating or site-supervisor experience.
- Experience with the full project life cycle of building upgrades from planning through to completion.
- Previous experience working with municipal authorities to secure permitting.
- Exceptional problem-solving capabilities.
- Demonstrated experience as a people leader.
- Strong written communication skills.
- Must be able to navigate fluently in the Microsoft Suite of tools including PowerPoint and Excel.
- Previous experience in Yardi would be considered an asset.
