Full job description

Summary
GSK Properties is hiring skilled Maintenance Technicians to join our team. Ideal candidate will be responsible for ensuring our properties continue to be first-class properties and are the first choice for residents in the Edmonton Market. Our Maintenance Technicians play a crucial role in the overall maintenance and upkeep of our properties. Reporting to the Maintenance Supervisor, you will work collaboratively with a dynamic team to address routine and emergency maintenance issues. Your contribution enhances the quality of living and ensures that our properties are of the highest specifications in Edmonton

Responsibilities

1. Building Maintenance

Perform routine maintenance tasks such as plumbing, electrical repairs, HVAC servicing, and carpentry at designated properties within the portfolio.
Perform sidewalk snow removal and summer landscaping tasks at properties
Maintain logs for snow removal, inventory, building upkeep and unit turnover.
Respond to emergency maintenance requests promptly and efficiently.
Assist with maintenance tasks at other properties within the portfolio
Ensure compliance with health and safety regulations at all times.
Inventory of maintenance supplies and order replacements as needed.

2. Preventive maintenance and planning

Plan and schedule normal preventative maintenance programs.
Conduct regular inspections of the properties to identify and resolve issues.
Maintain accurate records of maintenance performed and materials used.

3. Collaboration with Property Management

Regularly connect with Community Leaders to ensure maintenance needs are met.
Maintain positive customer service relationships with tenants and encourage positive reviews.
Coordinate tenant turnovers with he Community Leader to ensure proper maintenance of units when tenants move out and prepare them for new tenants\
Collaborate with the Maintenance Manger to review KPIs for continuous development and improvement.

4. Special Projects

Oversee and coordinate access with external contractors when specialized repairs are necessary.
Provide Property Management and Head Office with updates on projects as they proceed.

Qualifications

High school diploma or equivalent; technical certification is a plus.
Proven experience as a maintenance technician, preferably in residential properties.
Strong knowledge of building systems including plumbing, electrical, HVAC, and carpentry is considered a plus

Skills

Strong communication skills and ability to work well with others.
Ability to multitask and manage time effectively.
Physical ability to perform manual labor and lift heavy objects.
Valid driver's license and reliable transportation.
Ability to use a variety of hand and power tools safely and effectively.
Excellent problem-solving skills and attention to detail.

Work Environment

Primarily based at a core group of properties, with travel to other properties as needed.
Flexibility to work various shifts including evenings and weekends.
On-call availability for emergency maintenance requests.
