Role Description
Penwick Developments is seeking a dependable and motivated Property Maintenance & Operations Technician to join our growing property management team.
Reporting directly to the Property Manager, you will play a key role in maintaining our residential and commercial portfolio to the highest standards. This hands-on position is responsible for general building maintenance, preventative maintenance, unit turnovers, landscaping, snow removal, and coordinating maintenance activities across multiple properties.
Working closely with both the Property Management and Construction teams, you will help ensure maintenance requests are completed efficiently while supporting larger renovation and capital improvement projects. This role combines hands-on maintenance with operational responsibilities, making it ideal for someone who is organized, proactive, and takes pride in delivering quality service.
Your Responsibilities
· Perform general maintenance and repairs across residential and commercial properties.
· Complete unit turnovers, including painting, drywall repairs, flooring repairs, fixture replacement, and preparing suites for new tenants.
· Respond to tenant maintenance requests promptly, professionally, and efficiently.
· Create, assign, update, and close maintenance work orders using the property management system, ensuring all work is accurately documented.
· Review completed work, verify vendor invoices, and approve maintenance-related invoices for processing.
· Obtain quotes from contractors and suppliers for maintenance and repair projects when required.
· Coordinate and oversee contractors and service providers to ensure work is completed safely, efficiently, and to company standards.
· Work closely with Penwick's in-house construction company to coordinate major repairs, renovations, and capital improvement projects.
· Identify maintenance concerns requiring larger construction projects and communicate recommendations to the Property Manager.
· Perform preventative maintenance on buildings, building systems, and common areas.
· Conduct regular property inspections and identify maintenance or safety concerns.
· Complete seasonal landscaping, including mowing, trimming, pruning, weeding, and maintaining the overall appearance of the properties.
· Perform snow removal and snow plowing during the winter months, including early mornings, evenings, weekends, and holidays as required by weather conditions.
· Operate and maintain company vehicles, equipment, and tools safely and responsibly.
· Maintain positive working relationships with tenants, contractors, vendors, and fellow team members.
· Ensure all work is completed in accordance with company policies and applicable health and safety standards.
Your Qualifications
The ideal candidate is dependable, self-motivated, and enjoys working independently while collaborating with a team. You are organized, solution-oriented, and committed to delivering excellent customer service and maintaining quality properties.
Qualifications include:
· Previous experience in property maintenance, building maintenance, facilities maintenance, or a related trade.
· Experience maintaining residential and commercial properties is considered an asset.
· General knowledge of plumbing, electrical, carpentry, drywall, painting, flooring, and basic building repairs.
· Experience coordinating contractors and service providers.
· Comfortable using computers, tablets, and mobile devices to manage work orders, maintenance requests, and daily communication.
· Experience with Yardi Breeze Premier is considered a strong asset.
· Strong organizational, communication, and problem-solving skills.
· Ability to prioritize multiple maintenance requests while working independently.
· Valid Class 5 driver's licence with a clean driving record.
· Ability to operate landscaping and snow removal equipment is considered a strong asset.
Winter Requirements
This position requires flexibility during the winter season. The successful candidate must be available to respond to snow events outside of regular business hours, including early mornings, evenings, weekends, and holidays, to ensure our properties remain safe and accessible.
