Engineer, Building Systems and Quality Assurance
Reports to: VP, Operations
Direct Reports: As applicable
Role Summary:
The Engineer, Building Systems & Quality Assurance is responsible for overseeing the performance, integrity, compliance, and continuous improvement of building systems across the organization’s portfolio. This role ensures operational excellence through technical audits, preventive maintenance oversight, quality assurance processes, capital project support, and regulatory compliance.
The position works closely with Operations, Property Management, Contractors, and Leadership teams to optimize building performance, mitigate risk, and enhance resident/client satisfaction.
Key Responsibilities
Building Systems Oversight
- Monitor and assess the performance of mechanical, electrical, plumbing, HVAC, life safety, and structural building systems.
- Conduct regular site inspections and technical audits to identify deficiencies, risks, and improvement opportunities.
- Support troubleshooting and resolution of complex building systems issues.
- Review preventive maintenance programs to ensure effectiveness and compliance.
- Assist with energy management and sustainability initiatives.
Quality Assurance & Compliance
- Develop and maintain quality assurance standards, procedures, and inspection protocols.
- Conduct operational and maintenance quality reviews across the portfolio.
- Ensure compliance with applicable building codes, safety regulations, environmental standards, and corporate policies.
- Prepare detailed inspection reports, recommendations, and corrective action plans.
- Track completion of deficiencies and follow-up actions.
Capital Projects & Technical Support
- Provide technical input and engineering guidance on capital repairs, replacements, and modernization projects.
- Review drawings, specifications, scopes of work, and contractor submissions.
- Participate in project planning, tender evaluations, commissioning, and closeout reviews.
- Support vendor performance management and contractor accountability.
Risk Management & Continuous Improvement
- Identify operational risks related to building infrastructure and recommend mitigation strategies.
- Analyze trends, system failures, and maintenance data to improve reliability and operational efficiency.
- Assist in developing standard operating procedures (SOPs) and technical best practices.
- Support emergency response planning and incident investigations when required.
Collaboration & Communication
- Partner with Property Management and Operations teams to support portfolio objectives.
- Provide technical training and guidance to operational staff.
- Maintain strong working relationships with consultants, contractors, regulators, and stakeholders.
- Prepare executive summaries, technical reports, and performance metrics for leadership.
Qualifications
- Bachelor’s Degree in Engineering or related technical discipline.
- Professional Engineer designation (P.Eng.) or eligibility considered an asset.
- Minimum 5–10 years of experience in building operations, systems engineering, facilities management, or quality assurance.
- Strong knowledge of:
- HVAC systems
- Electrical and mechanical infrastructure
- Building automation systems (BAS)
- Fire/life safety systems
- Building codes and regulatory requirements
- Experience supporting multi-site residential, commercial, or condominium portfolios is an asset.
- Strong analytical, problem-solving, and project management skills.
- Excellent written and verbal communication skills.
- Proficiency with CMMS systems, reporting tools, and Microsoft Office Suite.
