Position Overview
At Avana, the resident experience is at the center of everything we do. The Property Manager is responsible for the day-to-day management and performance of a residential property portfolio, ensuring residents receive exceptional service while maintaining operational excellence across assigned communities. Reporting to the Senior Property Manager, this role serves as the primary point of contact for residents and is responsible for resident relations, property operations, maintenance coordination, vendor relationships, and portfolio performance. The successful candidate is highly organized, customer-focused, proactive, and committed to delivering an exceptional resident experience while supporting resident retention, community standards, and operational success.
What You’ll Do Deliver an Exceptional Resident Experience
- Act as the primary point of contact for residents throughout their tenancy.
- Promote and maintain a positive resident experience from initial contact through move-out.
- Conduct 7, 30, and 90-day resident check-ins and support resident retention initiatives.
- Manage resident concerns professionally and efficiently while fostering positive resident relationships.
- Encourage resident feedback and online reviews to support resident satisfaction and engagement.
Manage Property Operations & Administration
- Execute lease agreements and maintain accurate resident records within company systems.
- Support application processing, including reference checks, credit checks, and related documentation.
- Coordinate move-ins, move-outs, lease renewals, inspections, and Office of Residential Tenancies (ORT) hearings.
- Maintain accurate portfolio documentation, reporting, and administrative records.
- Ensure compliance with applicable tenancy legislation, regulations, and company policies.
Support Portfolio Performance
- Manage rent collection, arrears, and delinquency processes.
- Monitor and report on key portfolio metrics, including resident retention, satisfaction, and delinquency rates.
- Review utility charge reporting and support monthly reporting requirements.
- Contribute to portfolio performance by supporting resident retention and operational excellence.
Oversee Maintenance & Vendor Relationships
- Coordinate maintenance requests and resident follow-up in partnership with the Maintenance Manager.
- Obtain quotes, approvals, and vendor support for maintenance and property improvement projects.
- Oversee inspections and ongoing property upkeep, including landscaping, snow removal, cleaning, and common area presentation.
- Develop and maintain positive relationships with vendors, contractors, and trade partners.
- Ensure communities are safe, well-maintained, and consistently reflect Avana's standards.
Build Community Presence
- Collaborate with Marketing on resident engagement initiatives and community communications.
- Support resident events and community-building activities.
- Attend and represent Avana at community events and functions.
- Identify opportunities to strengthen resident engagement and community presence.

What You’ll Bring
- 3+ years of experience in property management, residential leasing, customer service, hospitality, or a related field.
- Strong resident service and relationship management skills with a commitment to delivering an exceptional resident experience.
- Excellent organizational, problem-solving, and time management skills with the ability to manage multiple priorities in a fast-paced environment.
- Strong communication skills with the ability to build positive relationships with residents, vendors, and internal teams.
- Experience managing rent collection, resident concerns, maintenance coordination, or other property management functions is considered an asset.
- Knowledge of residential tenancy legislation and property management best practices is considered an asset.
- Experience using property management software such as Yardi, RentCafe, or similar platforms is considered an asset.
- Ability to work independently while collaborating effectively within a team environment.
- Marketing, resident engagement, or community-building experience is considered an asset.
- Valid Class 5 Driver's Licence with a satisfactory driver's abstract and criminal record check upon hire.
