The Opportunity
A well-established, Vaughan/King-based real estate developer is seeking a Senior Level Development Leader for a growing portfolio of residential and long-term care projects across the Greater Toronto Area and southern Ontario.
This is a senior leadership role responsible for overseeing the full development lifecycle—from land acquisition and entitlements through sales integration and post-occupancy execution. The successful candidate will play a critical role in shaping the company’s development strategy, driving project performance, and strengthening key stakeholder relationships.
Note: This is a newly created vacancy due to organizational growth and the Company's anticipated pipeline of projects.
This position is permanent and full-time (40-hours per week) and will be based out of our business address in the Vaughan/King area. While work-from-home will be permitted from time-to-time, this role will be expected to be physically present at our office location on a day-to-day basis.
The anticipated salary range for this role is $160,000 to in excess of $200,000 per year, in addition to benefits, matching on retirement savings contributions and eligibility for an annual performance bonus. Final compensation will be based on skills, experience, and internal equity.

Key Responsibilities
Strategic Leadership & Portfolio Management:
- Lead and execute the development strategy across a diversified portfolio including low-rise, condominium, and long-term care assets.
- Oversee multiple projects concurrently, ensuring alignment with financial targets, timelines, and corporate objectives.
- Build and mentor a high-performing development team.
- Track and monitor municipal planning studies to ensure the Company’s development interests for to identify emerging opportunities and/or project the existing pipeline of projects.
Land Acquisition & Investment Oversight:
- Identify, evaluate, and advance land acquisition opportunities across the GTA, including presenting investment opportunities and recommendations to executive leadership
- Direct due diligence including planning, environmental, servicing, archaeological, legal, and financial analysis.
- Lead negotiations for acquisitions, joint ventures, and strategic partnerships.
- Facilitate the land registration and assumption process for acquired land packets and properties.
Planning, Design & Approvals:
- Oversee all entitlement processes including rezoning, official plan amendments, subdivisions, site plan approvals, and building permits.
- Guide project design to ensure alignment with market demand, regulatory frameworks, and financial performance.
- Lead and manage a broad, external network of consultants including planners, architects, engineers, archaeologists, environmental specialists, among other technical advisors. This includes management of design concept proposals from architects, interior designers, etc. from the outset of project conceptionion.
- Maintain senior-level relationships with municipal staff, agencies, and approval authorities to facilitate timely approvals.
Consultant & Advisor Management:
- Manage the preparation and submission of applications to municipalities and other approval stakeholders through the project consulting team to ensure execution in an timely and efficient manner.
- Select, retain, and manage external consultants and professional advisors required across the development lifecycle.
- Coordinate multidisciplinary teams to ensure integrated and efficient project delivery.
- Oversee scopes of work, budgets, and performance of consultants to ensure alignment with project objectives.
- Provide strategic direction to advisors to proactively address risks, approvals challenges, and technical constraints.
Financial Management & Reporting:
- Oversee project pro formas, project and entitlement budgets, and financial performance across the Company’s portfolio in conjunction with Finance resources and executive leadership.
- Monitor key metrics including costs, revenues, and returns.
- Partner with Finance and senior leadership on quarterly reporting to investors, joint venture partners and internal executive teams.
Sales Strategy & Execution:
- Work closely with the Company’s executive leadership to identify residential brokerage partners responsible for pre-construction and post-construction sales.
- Provide strategic input on product positioning, pricing, and release strategies to maximize project performance.
- Ensure alignment through inputs from the development team to marketing, and sales teams through all phases of the sales cycle.
Stakeholder Relations:
- Act as the senior representative with municipalities, approval authorities, community stakeholders, and partners.
- Organize and lead community engagement initiatives for development projects.
- Lead community engagement efforts to support project approvals and mitigate risk.
- Maintain strong relationships with investors, lenders, and development partners.
What You Bring:
- 15+ years of progressive experience in residential real estate development, with senior leadership responsibility.
- Proven track record delivering low-rise and/or condominium projects in the GTA; experience with long-term care or institutional assets is an asset.
- Deep understanding of Ontario planning processes, municipal approvals, and regulatory frameworks.
- Strong experience managing multidisciplinary consultant teams and external advisors.
- Strong financial acumen with experience in development pro formas and capital structuring.
- Familiarity with Tarion Warranty requirements and post-occupancy processes.
- Exceptional leadership, negotiation, and stakeholder management skills.
