Operations
Monitor and maintain core building systems including boilers, HVAC, plumbing, electrical, and life safety systems.
Perform routine checks, testing, and minor repairs on mechanical equipment to ensure optimal performance and compliance.
Respond to system alarms, faults, and operational issues, troubleshooting and resolving where possible or escalating as required.
Maintain familiarity with emergency operations of building systems including fire panels, elevators, boilers, and electrical systems.
Support energy efficiency and system optimization initiatives where applicable.
Execute and support preventative maintenance programs for all major building systems.
Conduct regular inspections of mechanical rooms, equipment, and common areas to identify maintenance needs or risks.
Ensure all maintenance activities align with manufacturer recommendations, regulatory requirements, and company standards.
Maintain accurate logs and records of inspections, testing, and completed maintenance.
Assist Maintenance Technicians with troubleshooting and completion of complex or technical repairs.
Respond to and complete day-to-day maintenance requests through Yardi work orders.
Complete general maintenance tasks as required, including minor plumbing, electrical, and mechanical repairs.
Support suite turnover and property maintenance activities during high-volume periods as needed.
Ensure tools, equipment, and materials are used safely and maintained in good condition.
Coordinate and support external contractors performing work on building systems (e.g., HVAC, fire systems, elevators).
Ensure vendor work is completed to scope, meets safety standards, and is properly documented.
Support compliance with Alberta codes and regulations, including pressure equipment, fire safety, and OH&S requirements.
Assist in maintaining up-to-date documentation for inspections, certifications, and regulatory requirements.
Maintain accurate work orders, preventative maintenance schedules, and service records within Yardi.
Assist in identifying required repairs and creating purchase orders in accordance with company policies.
Track and report on equipment performance, recurring issues, and maintenance trends escalating trends or system concerns to management.
Participate in on-call rotation as required to respond to after-hours emergencies.
Identify required materials and initiate purchase orders in accordance with company policies.
Ensure materials and supplies are available ahead of scheduled work.
Maintain organized storage areas and proper inventory of commonly used supplies.
Interact professionally with residents while completing maintenance work.
Ensure suites are left clean and safe after all work is completed.
Respond to urgent system failures, safety concerns, or building-related incidents in a timely manner.
Support emergency preparedness and response protocols at assigned properties.
Provide maintenance support across multiple properties during peak periods or staffing shortages

Schedule
Monday to Friday, business hours may vary depending on property needs.
Flexibility to work month end, regardless of weekend or statutory holiday status.
Available for urgent matters and after-hours response if needed.
Provides coverage or coordination support when other team members are unavailable.
Competencies and Qualifications
High school diploma or equivalent
4th or 5th Class Power Engineering Certificate (required)
Additional trade certification (HVAC, electrical, plumbing) considered an asset
Minimum 3–5 years of experience in building operations, maintenance, or a related field
Strong working knowledge of mechanical systems, boilers, HVAC, electrical, and life safety systems
Experience in residential property management considered an asset
Strong troubleshooting and diagnostic capabilities for building systems
Ability to read and interpret technical manuals, schematics, and drawings
Experience with property management systems (Yardi preferred)
Physical Abilities
Physically capable of lifting and carrying up to 50 pounds on a frequent basis, 80 pounds on occasion and push or pull up to 200 pounds using appropriate tools or equipment, including but not limited to appliances, hot water tanks and other machinery.
Capable of working in inclement weather, year-round.
Requirements
Full set of general tools including but not limited to wrenches, screwdrivers, pliers, hammers, and toolbox.
Valid Alberta driver’s license, proof of insurance and reliable vehicle.
Clear security clearance.
Pay: $55,000.00-$65,000.00 per year
