ACCOUNTABILITY OBJECTIVE:
The Shores, part of the Verve Elite brand, is a new, modern retirement residence built and designed to deliver best-in-class amenities, comfort, and service. The Director of Building Services is a key leadership role responsible for creating and maintaining a safe, clean, and exceptionally well-presented environment that supports resident well-being and an outstanding team member experience. Leading Building Services across maintenance and building systems, housekeeping, and laundry, you will set operational standards, build strong routines and preventative maintenance practices, and ensure the reliable performance of all core infrastructure (HVAC, electrical, plumbing, life safety/fire systems, and building envelope). With a proactive, customer-service mindset, you will partner with residence leadership and department heads to plan priorities, manage vendors and budgets, uphold regulatory and corporate requirements, and resolve issues quickly and professionally.
BACKGROUND/QUALIFICATIONS:
- Building Operators Certificate, or any recognized skilled trade through the Ontario colleges required
- Post-secondary education in Facilities Management, Environmental Services, Engineering, Healthcare Administration, or a related field preferred.
- Minimum five (5) years of management experience in facilities, hospitality, or senior living operations.
- Experience working within regulated healthcare or senior-living environments strongly preferred.
- Proven track record for maintaining systems and the building envelop.
- Computer proficiency and strong organizational skills.
- Professional with proven leadership skills.
- Knowledge of applicable legislation including Ontario Fire Code, Building Code, TSSA, and local public health requirements
- Knowledge of modern building systems including geothermal, HVAC, plumbing, electrical, mechanical, generators, elevators, and life safety.
- Experience managing housekeeping and laundry services in a regulated environment is an asset. Understanding the complexity of individual resident’s needs while maintaining company set standards is critical.
- Proficient in English (written and verbal).
- Strong computer skills, including facility management software and Microsoft Office Suite.
- Crisis management and strong problem solving skills are essential

KEY RESPONSIBILITIES:
- Lead and manage all aspects of maintenance, housekeeping, and laundry operations to meet provincial standards and the corporate policies. .
- Oversee building systems and infrastructure in conjunction with contractors, including HVAC, plumbing, electrical, mechanical, life safety, generators, elevators, pool/spa, and security systems.
- Manage Life Safety systems with in-house and third-party responsibilities, while maintaining emergency preparedness procedures.
- Establish and maintain a site specific preventative maintenance program including inspections, life safety system testing, and accurate documentation. Creating and maintaining an asset management program that tracks costs, repairs, warranties , and accountabilities.
- Responsible for managing departmental operating budgets
- Supporting corporate office’s initiatives, capital projects, and contractor’s relationships while providing all areas of feedback directly through the General Manager.
- Ensure cleanliness and sanitation of all resident areas, common spaces, and back-of-house areas, including linen and laundry operations.
- Create and implement routines and schedules for housekeeping, laundry, and maintenance services, ensuring adequate staffing and coverage.
- Educate team members on IPAC (Infection Prevention and Control) measures to reduce the risk of cross-contamination and ensure compliance.
- Conduct cleanliness and linen audits, monitor par levels in laundry, and ensure high standards of infection control are met
- Coordinate suite turnover activities in collaboration with Marketing, ensuring readiness for new move-ins.
- Maintain secure control of master keys.
- Manage departmental inventory for maintenance, housekeeping, and laundry.
- Prepare and manage staff schedules, including time-off requests and shift changes.
- Conduct staff recruitment, orientation, training, performance reviews, and ongoing development.
- Participate in capital project planning, including obtaining quotes, tendering, and execution oversight.
- Promote initiatives that support sustainability and revenue generation.
- Participate in operational and regional Environmental Services meetings.
- Maintain documentation of fire drills, pest control measures, infection control, and emergency preparedness.
- Performs other duties as assigned by the General Manager or delegate.
- Complies with all corporate policies and procedures.
- Completes all required mandatory training/education.
- Complies with the Occupational Health and Safety Act, Workplace Safety and Insurance Act, and Workplace Hazardous Material Information System/Globally Harmonized System. This includes recognizing health and safety hazards, reporting incidents, fulfilling responsibilities under the applicable legislation, as well as participating in in-services and fire drills. Participates in the ongoing Fire Prevention, and Pest Control programs and any other programs as required
