Opportunity Summary
CMI Financial Group is seeking an experienced and highly motivated Senior Licensed Realtor (In-House) to join our growing Real Estate Division. This role plays a critical part in maximizing recovery outcomes on mortgage enforcement files while ensuring properties are marketed, positioned, and sold efficiently and strategically.
The successful candidate will act as CMI's internal real estate expert, managing a portfolio of Power of Sale and distressed real estate assets, developing listing and marketing strategies, overseeing property improvement initiatives, and negotiating successful property sales. This individual will work closely with internal stakeholders, legal counsel, contractors, municipalities, brokers, and prospective purchasers to drive optimal results throughout the property disposition process.
This position is ideal for a seasoned real estate professional who combines deep market expertise, strong negotiation capabilities, and experience managing complex residential and investment property transactions.
Key Responsibilities
Property Listing & Sales Management
- Act as the listing representative for residential and investment properties under Power of Sale and foreclosure proceedings.
- Manage a portfolio of approximately 50-100 active listings simultaneously.
- Develop comprehensive listing strategies designed to maximize property exposure and recovery value.
- Conduct property assessments and establish pricing recommendations based on market conditions and asset-specific factors.
- Create, review, and present Current Market Assessments (CMAs) for internal stakeholders.
- Present and execute tiered marketing and pricing strategies based on property characteristics and market demand.
Property Value Optimization
- Evaluate properties and identify opportunities to increase marketability and sale value.
- Recommend repairs, renovations, property improvements, and staging initiatives where appropriate.
- Coordinate and oversee third-party contractors, property services, and vendors.
- Monitor costs and timelines associated with asset improvement projects.
Negotiation & Transaction Management
- Lead negotiations with buyers, agents, investors, and legal representatives.
- Review and analyze offers, terms, and conditions to ensure optimal outcomes.
- Facilitate transactions from listing through closing while maintaining compliance with applicable regulations.
- Collaborate with lawyers and internal stakeholders regarding contract reviews and transaction documentation.
Tenant & Occupancy Management
- Manage matters involving tenanted properties.
- Work within Landlord and Tenant Board (LTB) regulations and requirements.
- Coordinate with occupants, legal representatives, and service providers as necessary to facilitate property disposition.
Stakeholder Collaboration
- Serve as the primary real estate subject matter expert for internal departments.
- Partner closely with Collections, Legal, Tax, and Asset Recovery teams.
- Assist with municipal matters including zoning inquiries, city work orders, tax-related issues, and compliance matters.
- Provide regular reporting and updates on listing activity, market conditions, and transaction progress.
Business Development & Market Intelligence
- Monitor real estate market trends and emerging opportunities.
- Maintain strong relationships within the real estate community.
- Provide strategic recommendations to leadership regarding market conditions and disposition strategies.
- Represent CMI professionally at industry events, open houses, and stakeholder meetings.
Qualifications & Experience
Required Qualifications
- Licensed Realtor in good standing with the appropriate provincial real estate regulatory body.
- Minimum 10 years of progressive real estate sales and transaction experience.
- Extensive experience managing residential real estate transactions and active property portfolios.
- Demonstrated experience in Power of Sale, foreclosure, distressed asset, or asset recovery transactions.
- Strong knowledge of Ontario real estate legislation and industry best practices.
- Experience reading, interpreting, and negotiating legal real estate agreements and contracts.
- Proficiency with Microsoft Office Suite, including Outlook, Word, Excel, and Adobe Acrobat Professional.
Preferred Qualifications
- Experience working with mortgage lenders, financial institutions, or asset management organizations.
- Experience overseeing multiple agents, broker relationships, and external service providers.
- Strong understanding of tenant-related legislation and LTB processes.
- Experience with renovation planning, contractor management, and property improvement initiatives.
