Aspenwood Living is a professionally managed 55+ gated modular home community located in Prince George, British Columbia. Upon completion, Aspenwood will consist of 265 homes designed to provide residents with a safe, welcoming, and high-quality lifestyle environment.
We are seeking an experienced and hands-on Community Manager to oversee the day-to-day operations of Phase 1 of the development. This role is ideal for a motivated individual who takes pride in property operations, resident relations, and maintaining exceptional community standards.
The Community Manager will be responsible for the overall operation, maintenance, and resident experience within the community. The successful candidate will work closely with ownership and management to ensure the property is professionally maintained, financially well-managed, and operated in a manner that reflects Aspenwood’s standards and values.
Resident & Community Relations
- Approve prospective residents in accordance with community policies and procedures.
- Respond to tenant inquiries, concerns, and complaints in a professional and timely manner.
- Resolve disputes and issues involving residents or guests while protecting the interests of the community and ownership.
- Conduct regular inspections and walkthroughs of the property to ensure compliance with tenancy agreements and Community Rules.
- Ensure all residents receive and understand current Community Rules and policies.
- Handle resident-related communications, warnings, notices, dispute resolution proceedings, and other tenancy matters as the Owner’s designated representative.
Property Operations & Maintenance
- Oversee the regular cleaning, maintenance, and appearance of community buildings, common areas, grounds, and infrastructure.
- Perform and manage all snow removal and roadway sanding operations within the community.
- Identify and report major repair or maintenance requirements to ownership.
- Coordinate contractors and service providers as required.
- Ensure the community maintains a high standard of appearance, safety, and functionality at all times.
Financial & Administrative Responsibilities
- Assist in ensuring lease payments and community fees are collected on time.
- Maintain accurate records relating to collections, lease arrears, maintenance activities, and operational matters.
- Work collaboratively with senior management on budgeting, operating costs, and opportunities for operational improvements.
- Procure goods and services in accordance with company policies and approved procedures.
- Support the implementation and achievement of the annual operating and financial plan for the community.
Health & Safety
- Ensure compliance with all applicable WorkSafeBC regulations and company health and safety policies.
- Maintain a safe working environment for residents, staff, contractors, and visitors.
- Ensure all subcontractors maintain active and valid clearance documentation.
- Promptly report unsafe conditions or emergency situations to management.
Qualifications & Experience
- Minimum 5 years of experience operating loaders and bobcats.
- Demonstrated experience with snow clearing, roadway sanding, and winter operations.
- General landscaping, maintenance, and property operations experience.
- Strong interpersonal, communication, and conflict-resolution skills.
- Excellent organizational and time management abilities.
- A proactive and solution-oriented mindset.
- The ability to work independently while maintaining strong communication with ownership and senior management.

- Full-time, permanent position
- Monday to Friday
- Weekend availability as required
Location Requirement
Applicants must be able to reliably commute to, or relocate to, Prince George, British Columbia prior to commencing employment. On-site housing is available and may be negotiated separately with the successful candidate.
