We are seeking a skilled and compassionate Property Manager to help maintain safe, welcoming housing environments, serving individuals with moderate to high acuity needs, including individuals experiencing mental health challenges, substance use disorders, homelessness, and other concurrent disorders.
Job Overview
The Property Manager is responsible for the overall maintenance, safety, repair, and operational functionality of supportive housing properties serving individuals with moderate to high acuity needs, including individuals experiencing mental health challenges, substance use disorders, homelessness, and other concurrent disorders. This position ensures that buildings, grounds, equipment, and systems are maintained in a safe, clean, and cost-effective manner. Oversee the maintenance, safety, and day-to-day operations of supportive housing properties throughout Greater Moncton while working closely with housing and support teams.

Responsibilities
· Conduct inspections and coordinate preventative maintenance involving plumbing, electrical, HVAC, fire safety systems, roofing, landscaping, snow removal, and pest control.
· Perform minor repairs and general building maintenance.
· Coordinate unit turnovers and prepare suites for occupancy.
· Manage contractors, vendors, and service agreements.
· Respond to urgent maintenance issues and occasional on-call requirements.
· Maintain records, safety documentation, and inventory.
· Ensure compliance with fire, building, and safety regulations.
· Participate in trauma-informed practice, harm reduction, mental health awareness, and de-escalation training.
· Complete routine building inspections and identify maintenance needs.
· Collaborate respectfully with tenants and housing staff in a supportive housing environment.
Requirements
· 3-5 years of experience in property maintenance, facilities management, or building operations.
· Knowledge of building systems and preventative maintenance.
· Experience managing contractors and service providers.
· Strong organizational, communication, and problem-solving skills.
· Ability to use Teams and Microsoft software.
· Valid New Brunswick driver license and reliable transportation.
· Supportive or social housing experience is an asset.
· Ability to perform minor carpentry, painting, drywall repair, and general maintenance.
· Willingness to complete trauma-informed and related training.
Working Conditions
Frequent movement between properties, occasional evening or weekend work, ability to lift up to 50 lbs, and interaction with residents experiencing complex health, mental health, possible addictions, and social challenges,
