Our client is a well-established and highly respected private real estate ownership group with a long-standing presence across Western Canada. With a substantial portfolio of residential and commercial assets, the organization is known for its long-term approach to real estate ownership, strong operational standards, and commitment to delivering exceptional resident experiences.
They are currently seeking a hands-on and service-oriented Live-In Building manager to oversee the day-to-day operations of a residential rental property.
The Position
Reporting to the Property Manager, the Live-In Building Caretaker will be responsible for ensuring the property is professionally maintained, safe, clean, and operating efficiently. This role is ideal for someone who takes pride in ownership, enjoys working directly with residents, and has a strong background in building operations and maintenance.
This is a live-in position, and the successful candidate will reside in a designated on-site suite. The role includes a combination of resident relations, building operations, maintenance coordination, janitorial duties, groundskeeping, and after-hours emergency response.
Key ResponsibilitiesTenant Relations & Administration
- Support the Property Manager with rent collection and security deposit procedures
- Assist with suite showings, resident communication, and distribution of notices
- Respond promptly and professionally to tenant inquiries and maintenance requests
- Track keys, fobs, parking, and storage records
- Maintain accurate records of resident communications and maintenance activities
- Coordinate communication regarding work orders, suite access, and timelines
Move-In / Move-Out Coordination
- Prepare suites for occupancy, including cleaning, repairs, and inspections
- Assist with move-in and move-out procedures and elevator bookings
- Coordinate suite turnover timelines to ensure units are move-in ready
Building Operations, Maintenance & Groundskeeping
- Conduct daily property walkthroughs to maintain cleanliness and safety standards
- Perform janitorial duties in common areas and amenity spaces
- Complete routine groundskeeping including litter removal, landscaping, and seasonal upkeep
- Maintain waste, recycling, and compost areas
- Perform pressure washing, leaf blowing, and basic graffiti removal as needed
- Maintain maintenance logs, inventories, and building records
Repairs & Technical Maintenance
- Perform minor repairs related to:
- Appliances
- Plumbing fixtures
- Drywall and painting
- Door hardware
- Basic electrical work within scope
- Assess deficiencies and coordinate escalation to trades or contractors where required
- Monitor and document maintenance issues and warranty-related deficiencies
Vendor & Contractor Coordination
- Provide building access to vendors, trades, and contractors
- Monitor contractor performance and completion of work
- Assist with post-construction deficiencies and warranty coordination
- Report building issues and repair needs to management
Safety & Emergency Response
- Monitor life safety and emergency systems
- Respond to after-hours emergencies as required
- Assist with snow and ice removal during winter conditions
The RequirementsRequired Qualifications
- Previous experience as a Building Manager, Caretaker, or in a related property operations role
- Strong customer service and communication skills
- Highly organized with strong time management abilities
- Ability to work independently and take initiative
- Comfortable using smartphones, MS Outlook, Word, and Excel
- Strong teamwork and interpersonal skills
- Fluent in written and spoken English
Preferred Qualifications
- Experience in rental apartment or condominium properties
- Exposure to newly constructed buildings, deficiencies, and warranty processes
- Experience using Yardi Maintenance or similar property management software
- General knowledge of carpentry, plumbing, mechanical, and electrical systems
