This project is a 23 story Structural Steel Highrise project located in Victoria, B.C. andbeing the first of its kind in Western Canada, it presents an exciting opportunity for the successful candidate to work on a unique, innovative and groundbreaking project to elevate their career to the next stage.Applicants must have local experience within the Greater Victoria Area preferably, or on the Lower Mainland/Fraser Valley and have in-depth experience with Steel Highrise and/or Concrete HighriseConstruction Projects as a Structures Superintendent as well as experience with Suite Finishing, Deficiency Coordination, Unit Turnoverand be well-versed in all associated construction methodologies, sequencing and procedures and be able to coordinate and support a team of trades, site staff and design professionals to achieve the best results. A minimum of 10 years of experience as a Highrise Construction Superintendent is required for this role.
The Construction Superintendent is an essential part of the project team and should be a dynamic leader and a skilled problem solver who can manage people just as effectively as construction activities. The construction superintendent will report directly to the VP of construction and this supervisory may be required to work evenings and weekends in order to keep projects on schedule.
Key Responsibilities:
Site Management, Contract Management, Documentation and Reporting:
· Ensure project construction is completed in compliance with codes/standards.
· Plan, supervise and monitor all day-to-day site activities.
· Coordinate site logistics including deliveries, crane and hoist access, laydown areas, vertical movement of labour and materials, temporary services, site access and access control.
· Review documents and collaborate closely with the project team and trades to ensure drawings and specifications are accurate and constructability is achievable.
· Execute work in accordance with contract documents, sub-contracts/agreements, plans, specifications, and shop drawings including coordination and execution of changes to the work.
· Collaborate closely with the Project Manager as well as the Project Coordinator to ensure proper execution of the project in accordance with all contract conditions and scopes of work.
· Review and understand the contract and subcontracts and develop a plan that identifies and mitigates any risks.
· Advise project team of potential problems and scheduling conflicts, while assisting in resolving conflicts.
· Manage site flow of information: RFI’s/ ASI’s/ SSI’s/ ESI’s/ MSI’s/ etc.
· Track field issues that may affect schedule, cost, safety, quality, access, commissioning, occupancy or turnover and escalate them early to the Project Manager.
· Maintain detailed, and thorough documentation including complete daily site reports, POs, and project photos.
· Identify the critical path and proactively anticipate constructability issues.
· Develop and implement resource-loaded 6-week lookahead schedules and ensure compliance with the schedule, budget and quality standards.
· Review, understand and enforce all subtrade contracts and subcontracts and develop a plan that identifies and mitigates any risks and identify discrepancies in scopes of work.
· Review trade scopes to identify gaps, overlaps, exclusions, sequencing risks and closeout obligations requiring management attention.
· Understand and administer trade accountability under CCDC-based construction management and trade contract structures, including site instructions, change management and closeout obligations.
· Direct, manage and promote productivity of employees on the job site (including trade contractors, suppliers, staff, and hourly employees) required to construct the project in accordance with the schedule.
· Provide clear direction to Assistant Superintendents, the Construction Safety Officer, forepersons, labourers and trade supervisors.
· Review drawings for dimensional errors, construction detailing, constructability, economy and long- term durability as well as any value e-engineering opportunities.
· Manage all required municipal and provincial inspections prior to and during occupancy phase.
· Manage the transition from structural and base-building work into envelope, rough-ins, boarding, finishing, commissioning, deficiencies, occupancy and final turnover without losing control of cost, schedule, safety or quality.
Budget & Cost Control:
. Review the contracts, the budget and the underlying estimate to understand the project, and plan ahead to avoid costly issues and project delays.
. Effectively monitor expenditures, review invoices in detail, and manage labour and material costs.
Resource Management and Procurement:
· Support estimating and material acquisition processes.
· Anticipate constructability issues and identify the critical path.
· Ensure performance, productivity, quality, and safety requirements are met.
· Hold trades accountable to manpower, productivity, sequencing, quality, safety and milestone commitments.
· Coordinate long-lead materials, equipment, temporary works and site-service requirements early enough to prevent avoidable schedule impacts.
· Coordinate material protection, storage, staging, delivery sequencing and distribution to floors or work areas to support high-rise production flow.
Steel Frame / High-Rise Execution:
· Coordinate structural steel erection, decking, bolting, welding, inspections, fireproofing, slab/deck interfaces, envelope interfaces and follow-on trades.
· Manage interfaces between structure, envelope, mechanical, electrical, fire protection, elevators, life-safety systems and interior build-out.
· Understand high-rise sequencing, hoisting logistics, vertical construction constraints, floor-by-floor progression, trade stacking and access management.
· Coordinate consultant reviews, testing agencies, municipal inspections, special inspections and deficiency correction related to structural and life-safety scopes.
Schedule Management:
· Review and maintain construction schedules.
· Develop and implement resource-loaded 6-week lookahead schedules and ensure compliance with the schedule, budget and quality standards.
· Identify schedule risks, trade conflicts, access constraints, inspection bottlenecks, material delays and sequencing problems before they affect critical path work.
· Order materials, equipment, and manpower and long-lead-time items to maintain schedule and productivity.
Health and Safety
· Promote a safe and healthy work environment for all personnel on site, monitor safety performance, and oversee the site safety personnel.
· Develop and implement the project safety plan and lead by example for health and safety practices and procedures in conjunction with site safety personnel.
· Work closely with the Construction Safety Officer to maintain daily WorkSafeBC compliance and a site culture where safety is visible, expected and actively managed.
Leadership and Relationship Building:
· Supervise and develop team members through regular feedback, training, and coaching.
· Lead site meetings with internal and external stakeholders.
· Maintain strong communication with the Project Manager, Construction Manager, consultants, ownership representatives and senior project leadership.
· Maintain a professional image and ensure a clean and organized job site and office.
Quality Management/ Suite Finishing/ Deficiency Coordination /Unit Turnover
· Implementation of Birudo's Quality Control and Assurance Program.
· Coordinate mock-ups, benchmarks, finish standards, sample approvals, protection plans and quality expectations with trades, consultants and the project team.
· Oversee occupancy permit inspections and deficiency completion process.
· Review on-site work and monitor the performance of sub-trades to confirm that project is being built as per drawings, specifications, and building codes and ensure that all finishes meet Birudo’s and industry’s standards.
· Develop and implement processes and checklists to ensure quality issues are addressed proactively.
· Maintain a detailed finishing matrix tracking suite readiness, trade completion, inspection status, deficiencies, cleaning, protection, rework and final acceptance.
· Sequence finishing trades including drywall, taping, painting, millwork, flooring, tile, doors and hardware, glazing, specialties, appliances, fixtures, final MEP trim, cleaning and deficiencies.
· Conduct quality control inspections and complete checklists to prepare for building completion and work with the Project Manager to have trades rectify items identified.
· Oversee the occupancy permit inspection process.
· Coordinate inspections with civic authority and consultants for routine and occupancy-related inspections.
· Drive deficiency management so items are documented once, assigned clearly, corrected promptly, verified properly and closed out with discipline.
· Support occupancy, commissioning, warranty turnover, attic stock/spare materials, O&M manuals, keys, access systems, life-safety documentation and final handover requirements.
· Represent the developer in client facing activities related to pre-occupancy and the New Home Warranty before and after homeowners take possession of their new homes in a professional, thoughtful, and courteous manner.
· Understand and communicate details on building layouts, general building details, policies regarding the 2-5-10 New Home Warranty, and construction industry standards.
Qualifications:
· Minimum of 10 years of direct and proven work experience as a Highrise Construction Superintendent or as a Structures Superintendent on Structural Steel or Concrete Highrise projects.
· Minimum of 5 years of proven experience in a supervisory role as a Finishing Superintendent or a similar role with emphasis on residential multifamily construction through occupancy
· Applicants must have local experience within the Greater Victoria Area preferably or on the Lower Mainland/Fraser Valley
· Must have in-depth experience with Steel Highrise and/or Concrete HighriseConstruction Projects as well as Suite Finishing, Deficiency Coordination, Unit Turnoverand be well-versed in all associated construction methodologies, sequencing and procedures
· Demonstrated ability to manage both base-building execution and the finishing/turnover phase of a complex project is required.
· Strong understanding of site logistics, trade coordination, schedule management, quality control, finishing standards, deficiency management, commissioning and closeout is required.
· Post-Secondary or diploma/certificate in trades training, Journeyman designation, Gold Seal Certificate or related certification is an asset.
· Knowledge of OH&S regulations and related residential health codes is required.
· Strong knowledge of construction processes, sequencing, local building codes, and regulations is required.
· Superior organizational skills in order to prioritize work load, manage staff and trades is required.
· Ability to work evenings and weekends when required to keep the project on schedule.
· Ability to read and interpret specifications, drawings and other construction related documents is required.
· Experience using MS Office suite, MS Project and other construction management related applications such as Fieldwire or Procore is required, as well as familiarity with BIM modeling platforms such as Revisto. This project has been fully modeled in 3D.
· Experience using Bluebeam, MS Teams, Excel and digital site documentation tools is preferred.
· Experience with CCDC-based construction management or trade contract structures is preferred.
· Must have a reliable vehicle available daily and possess a valid class 5 driver’s license
