The Maintenance Team Leader (MTL) is responsible for supervising and directing a team of Operational and Trades staff as well as the coordination of contractors/sub-contractors in the delivery of preventative and corrective maintenance, routine, and on-demand services for various building systems.
The MTL will oversee the execution of activities performed by Operational and Trades staff and vendors to ensure that work is performed in accordance with established policies, processes, procedures and is in compliant with all internal and external requirements including but not limited to environmental, health and safety, fire protection. In addition to people leadership responsibilities, the Maintenance Team Leader also performs and delivers preventative and corrective maintenance (as needed) as well as routine and on demand services where needed.
KEY DUTIES & RESPONSIBILITIES SUMMARY
1. Acts as Lead Hand for staff and provides maintenance and repair to buildings in assigned area
Leads a team of assigned staff
Assigns, prioritizes and monitors work progress
Guide, coach, and train direct reports
Assist Facility Manager and other Operational staff as required
Provides input for performance reviews and setting of Goals and Objectives
Monitor assigned team members workloads, productivity, performance and ensure compliance with CBRE/AFSI policies (e.g. Fleet Policy, Pcard Policy and Expense etc)
Review, approve and provide recommendations re: vacation/EDO/Time Off requests to ensure all minimal operational staffing levels are maintained as per CBA
Process staff time sheets and approve payroll.
Perform, monitor and inspect the work completed within assigned area (as needed).
Ensure compliance with trades and CBRE/AFSI standards and/or relevant codes and legislation.
Provide input to operating, maintenance and project budgets and long-range plans via Building Condition Reporting inspections and/or other observations
2. Leads the delivery of as well as performs the following:
Preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained.
Oversees and maintains, troubleshoots and repairs mechanical and electrical building systems and equipment
Oversees and responds to routine and on-demand service requests and performs preventative and corrective maintenance on facility.
Oversees the maintenance of as well as maintains work order records within service management maintenance database. Initiates documents to obtain formal approval of work required.
Coordinates and assists in the implementation of preventative maintenance program (CMMS) through the Smart Sheets. Ensures that deficiencies are identified, recorded and escalated, and that related documentations are maintained
Coordinates and participates in facility-related projects as required
Oversees and maintains all assigned tools and arranges for repair, and calibration/inspection and replacement where required.
Provides, participates in and supports training, safety meetings, operational meetings, toolbox talks, Fleet vehicle Inspections/Maintenance etc.
Be able and willing to work shifts, be available for on-call/standby and emergency callouts as they arise
Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the way work is performed and services delivered.
3. Supervises tradespersons/technicians and coordinates sub-contractors in maintenance activities
Coordinate and direct staff and sub-contractors in providing preventive maintenance, daily operations and corrective maintenance on buildings systems
Receive service requests and perform and/or assign work to CBRE Team members/vendors as appropriate
Coordinate repair using authorized service provider(s)
Document activities related to building operations and maintenance utilizing CMMS and other operational avenues
Provide building level communications details to administration team in order to advise clients of work schedules etc.
Ensure the delivery of services meet contract requirements and comply with internal polices, trades standards and legislation related to environment, health and safety and fire protection
Prioritize preventive maintenance schedule(s) using CMMS and review as required for changes and/or updates
Review drawings, test procedures and manuals on new equipment
Assist to identify and decide when work is best performed by a subcontractor or outside worker versus an internal team member
Comply with in office and site attendance requirements #GWSCAN “The successful candidate will be required to attain and maintain a valid and active RCMP Enhanced Security Clearance (ERSC). Please note, a condition for attaining an Enhanced Reliability Security (ERS) clearance includes the condition that applicants must have lived in Canada a minimum of five years to apply for ERS.”

- More than 5 years up to 10 years of facility operations and maintenance work experience • High school diploma plus trades training, certification or licensing preferred • Strong ability to adhere and to properly execute processes and practices relating to facility operations and maintenance • Strong building mechanical, electrical equipment and system understanding • Current knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards • Possesses a strong environmental, health and safety mindset. Strong ability to oversee and perform work in a safe manner • Strong client-service orientation along with a high sense of urgency • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification • Self-motivated and willing to learn • Work well independently and be a team player • Consistently present and maintain a positive and professional image
LICENSES AND/OR PROFESSIONAL ACCREDITATION Preference in having background in one or more of the following trades, • Refrigeration license • Electrical license • Plumbing license • Power Engineering 4th Class • Gasfitter B • Building Operator Certification through an accredited institution • Millwright Demonstrates an interest in completing, working towards or completed one or more of the following - preferred: • Facilities Technician Certification • Systems Maintenance Technician through Building Owners and Managers Institute (BOMI) • Systems Maintenance Administrator through Building Owners and Managers Institute (BOMI)
In addition: • Must meet site and/or position specific security clearance requirements imposed by the client for an assigned location and/or region • Valid drivers’ license • Operates a Corporate vehicle • The position is supervised by CBRE/AFSI management
SUPERVISION RECEIVED • The position is responsible for providing direct supervision. • Provide escort, support, monitoring and review Vendor performed work.
PHYSICAL ASSETS/INFORMATION MANAGEMENT • May operate a Company issued vehicle in alignment with CBRE/AFSI and/or any other applicable Policies and procedures • Operate and maintain equipment and use of tools in alignment with CBRE/AFSI and/or any other applicable Policies and procedures • All applicable IT assets to be used in alignment with CBRE/AFSI and/or any other applicable Policies and procedures

This is a unionized role with the BCGEU governed by a Collective Bargaining Agreement. This is a 35 hour per week position and the rate of pay for this role is $47.72/hour. This position is eligible for participation in the Public Service Pension Plan and Extended Health and Dental benefits after 6 months of service.
