What Your Day Will Look Like
You will lead all commercial leasing activities, including lease negotiations, tenant retention, portfolio optimization, landlord representation, and commercial property performance. You will work collaboratively with internal and external stakeholders, tenants, property management providers, legal counsel, and service providers to maximize occupancy, revenue, tenant satisfaction, and long-term asset value.
You will report directly to the EVP & CFO and work closely with members of the senior management team and property operations to support the strategic objectives and performance of the commercial portfolio.
Hours of Work: Full time day hours Monday to Friday, with occasional evening and after-hours commitments.
Work Location: Southwest Properties Main Office, with regular visits to commercial properties and tenant locations.

What You'll be Responsible For
Commercial Leasing & Tenant Relations
- Develop and implement leasing strategies that maximize occupancy, revenue, tenant retention, and long-term portfolio value.
- Lead the negotiation and administration of all commercial leasing transactions, including new lease agreements, licenses, amendments, renewals, extensions, assignments, and terminations.
- Act as the primary point of contact for commercial tenants, ensuring a high standard of customer service and tenant satisfaction.
- Review, negotiate, and finalize leasing documentation in collaboration with legal counsel.
- Proactively prospect for new tenants and leasing opportunities to minimize vacancy and maximize portfolio performance.
- Establish and maintain strong relationships with existing tenants, prospective tenants, brokers, and industry stakeholders.
- Conduct market research and provide subject matter expertise on commercial leasing trends, market conditions, and competitive positioning.
- Provide advice and recommendations regarding tenant mix, tenant quality, customer experience, and overall commercial property performance.
- Manage and resolve conflicts of interest between tenants, landlords, and other stakeholders while maintaining positive business relationships.
- Represent Southwest Properties at industry events, networking functions, and professional associations.
Portfolio Performance & Financial Management
- Establish leasing and financial performance objectives for commercial properties.
- Set and manage market rents, discounted rents, license fees, operating costs, recoveries, and other lease-related financial terms.
- Oversee rent collection, accounts receivable, arrears management, tenant defaults, and collection processes.
- Monitor budgets and prepare financial and operational reports.
- Analyze leasing performance, occupancy trends, market activity, and revenue opportunities.
- Prepare rent rolls, tenant abstracts, leasing forecasts, budget inputs, and portfolio performance analyses.
Property Operations & Landlord Representation
- Work collaboratively with the Operations team to ensure commercial properties are maintained and operated to a high standard.
- Act on behalf of the ownership group to provide guidance, support, and oversight to third-party property management providers.
- Manage landlord relationships and ensure landlord obligations under lease agreements are fulfilled.
- Procure, negotiate, and manage third-party vendor contracts.
- Manage external service providers and contractors.
- Monitor tenant compliance with lease obligations and building requirements.
Strategic Planning & Reporting
- Monitor market conditions, competitor activity, and emerging trends.
- Provide strategic recommendations regarding portfolio performance and asset optimization opportunities.
- Support acquisitions, development projects, redevelopment initiatives, and other strategic projects.
- Collaborate with Finance, Construction & Development, Operations, and Market teams.
- Prepare and present leasing, financial, and operational reports to leadership and committees.

Our ideal candidate has a Bachelor’s Degree in Business Administration, Commerce, Real Estate, Finance, Property Management, or a related discipline, combined with 5-7 years of progressively senior experience in commercial leasing, real estate asset management, commercial property management, or a comparable field.
CPM, RPA, CCIM, or equivalent designations are considered an asset.
- Ability to build strong, professional relationships with internal and external stakeholders.
- Professional written and verbal communication.
- Highly organized, with the ability to manage competing priorities and deadlines.
- Proactive and solutions-oriented mindset.
- Strong negotiation and influencing skills.
- Customer-focused approach with a commitment to service excellence.
