About Us

SIM Property Management Inc. is a fast-growing, owner-operated property management company managing a diverse portfolio of residential apartment buildings across Ontario. Our Windsor portfolio — Joinville Suites — consists of two well-established residential buildings at 3900 Wyandotte Street East and 3905 Riverside Drive East, totalling over 125 units in the heart of East Windsor.

We are a hands-on, entrepreneurial team that takes pride in our properties and our residents. We are looking for someone who shares that pride.

About the Role

We are looking for a reliable, hardworking, and experienced Site Superintendent to be the boots-on-the-ground presence at our Windsor buildings. You will be the first point of contact for day-to-day maintenance, building upkeep, and tenant concerns — working closely with the Property Manager to keep the buildings running smoothly.

This is a full-time, on-site role. The ideal candidate is someone who takes ownership of their work, is comfortable working independently, and genuinely cares about maintaining a clean, safe, and well-functioning building.

Key Responsibilities

Carry out day-to-day building maintenance and minor repairs including plumbing, drywall, painting, flooring, and general handyman work
Conduct regular building walkthroughs and inspections — interior and exterior
Maintain cleanliness of all common areas including hallways, lobbies, laundry rooms, parking areas, and grounds
Landscaping and grounds maintenance including snow removal in winter
Coordinate and oversee contractor access for larger repair and renovation work
Carry out unit turnovers — painting, cleaning, minor repairs — to prepare units for new tenants
Respond to tenant maintenance requests in a timely and professional manner
Report maintenance issues, tenant concerns, and building updates to the Property Manager
Assist with pest control monitoring and preventative measures
Ensure the building is compliant with all safety and fire regulations

What We're Looking For

Minimum 2 years of experience in building maintenance, construction, or a related trade
Solid hands-on skills — painting, drywall, basic plumbing, flooring, and general repairs
Reliable, punctual, and self-motivated — able to manage your own time and prioritize effectively
Strong communication skills and a professional, respectful approach with tenants
Comfortable using a smartphone for communication and basic reporting
Valid driver's licence and access to a vehicle preferred
Ability to lift heavy objects and perform physical work
Experience in residential property maintenance is a strong asset
