Reporting to the Director, Calgary & Okanagan, the Sales Manager will be responsible for driving business development, managing key relationships, and overseeing the Sales activities for the Housing & Multi Family Division in the Calgary Region. This role will focus on increasing revenue, developing and optimizing sales strategies, and ensuring the effective coordination of investor and retail sales efforts. The Sales Manager will play a crucial role in cultivating partnerships with developers, realtors, brokers, investors, while overseeing staff performance and contributing to Regional goals.

Responsibilities
- Work with Director to set sales goals by region, subdivision, and product type.
- Develop and implement sales strategies and business development plans to meet and exceed company revenue goals. Analyze market trends and competitor activity to inform decision-making.
- Working with Marketing to ensure Branding, Community Planning, and Promotions align with Strategic Plan
- CRM and digital asset optimization for effective programming
- Oversee Event Campaign planning for Retail, Realtors, and Investors
- Coordinate the activities of the sales team to ensure effective coverage of all Sales Centers.
- Organize sales resources, including staffing and sales tools, to maximize productivity and results.
- Organize impactful Sales Meetings to share and gather information amongst the team and other departments.
- Negotiating deal flow with Area Sales Mangers.
- Monitor sales performance against established targets. Always evaluating team performance utilizing secret shops along and our performance measurement processes.
- Recommend pricing adjustments to keep Inventory aligned to market while mitigating risk.
- Ensure sales commissions are approved in a timely manner.
- Review reports regularly to ensure that key objectives are being met and take corrective action as necessary to address gaps.
- Facilitate clear and effective communication between the sales team, head office, and external partners.
- Communicate with other Housing Department Managers to raise/address challenges and issues that come up.
- Provide updates, feedback, and performance reports to ensure alignment and transparency across the organization.
- Ensure that sales targets are met and that the department contributes to the overall business objectives. Oversee key processes such as the negotiation of contracts, realtor relationships, and sales training programs.
Leadership & Change Management
Responsibilities
- Work closely with cross-functional teams (marketing, operations, HR) to ensure alignment on business development strategies and initiatives.
- Collaborate with Marketing to make sure programming relates to sales activities and identify new opportunities
- Work with Inventory and Design Manager to strengthen product offering
- Liase with Construction and Client Care to address any site-specific issues
- Engage with other Divisions and Departments within Cantiro as needed.
- Maintain and grow relationships with 3rd party developers, realtors & lenders.
- Explore opportunities for growth in the Investor (rental) stream
- Provide ongoing support and guidance to the sales team, ensuring they have the tools, knowledge, and resources necessary to succeed. Resolve conflicts or obstacles that may hinder performance.
- Assist Sales Administrators when faced with contract issues
- Actively mentor and develop sales team members, encouraging continuous learning and improvement. Provide feedback and coaching to help individuals grow in their roles.
- Ensure Sales Associates and Assistants are progressing and growing. This is key to ensuring a pipeline of future Area Sales Mangers
- Constantly evaluate existing sales processes and strategies, identifying areas for improvement. Challenge the team to innovate and adapt in order to meet changing customer needs and market conditions.
- A solid understanding of the regional market along with an in-depth knowledge of competitors will provide insight as to whether current programming and pricing is relevant.
- Create a culture of accountability within the sales team
- Lead by example when it comes to applying critical thinking with a curious approach.
- Delegate tasks and responsibilities to empower team members, promoting ownership and accountability. Trust the team with important decisions and provide support when needed.

- Develop and grow the sales team to embrace a solutions focused environment where team members are encouraged to individually grow while bringing forward new ideas to continuously improve the output of the sales team.
Operational Management
- Report on Sales Traffic both online and in-person
- Report on ASM goals and projections
- Document Subdivision and ASM performance
- Provide relevant data on market trends
- Share weekly updates on Firmed Sales, Conditional Sales, and Cancelled Deals
- Develop and implement training programs to improve the skills of the sales team, including ongoing sales mastery sessions and leadership development.
- Continuous learning for the entire team focusing on active listening, critical thinking and questioning and building rapport. Selling Psychology is a strong tool for the team
- Develop/adopt a step by step selling program that Business Development Coordinators can learn
- Ensure compliance with company policies regarding safety, both in the office and during site visits.
- Enforce working alone policies and risk mitigation strategies
- Maintain a safe and secure work environment not just in Showhomes/Sales Centers but also while visiting homes under construction
- Enforce compliance with clients and prospects when touring product
- Achieve department objectives by ensuring the sales team is well-trained, resourced, and motivated.
- Track and report on progress towards sales goals and make adjustments as necessary to meet targets.
- Ensure sales team and our prospects/clients are in compliance with our safety policies
Qualifications and Education Requirements
- Required: High School Diploma
- Preferred Education: Degree in Business, Communications, or a related field
- Experience: Minimum 3–5 years of experience in new home sales, with a strong focus on business development, relationship management, and leadership.
Technical Skills:
- Computer skills are mandatory; MS Office Suite Intermediate – must be fluent in all programs (Word, Excel, PowerPoint & Outlook)
- Experience working with Homefront Sales and remote access systems is an asset
- CRM, SalesForce experience an asset
- Understanding of Lending and Financing process
- Ability to read and understand data regarding real estate statistics

Physical Requirements and Working Conditions
- This position requires a minimum of 37.5 hours per week, with occasional out-of-town travel for training or events.
- This role will require electronic availability during showhome hours for team members if there is an issue.
- The role is approximately 70% office-based, with 30% site visits to show homes or attend meetings.
- While performing the duties of this job, the employee is frequently required to sit, use hands to handle or feel, reach with hands and arms, and communicate (speak/hear). The employee is occasionally required to stand, walk, and lift or move up to 10 pounds. Specific vision abilities required include close vision, distance vision, and the ability to adjust focus.
- The work environment is generally quiet with standard office conditions.
